What are window and door disrepairs?

Window and door disrepair issues arise when the windows or doors in your home become damaged or insecure, requiring immediate repair or replacement. Common examples include broken or cracked glass, faulty locks or hinges, warped frames, draughts, or doors that don’t close or latch properly.

What are my landlords’ responsibilities in relation to window and door disrepairs?

Your landlord is legally obligated to ensure all windows and doors in your rental property are in good repair, safe, and secure. Key responsibilities include:

  • Repairing or replacing damaged window frames and sashes.
  • Ensuring internal and external doors, door saddles and door frames are in working order.
  • Maintaining hinges, locks, handles, trapper bars, and letterboxes on external doors.

Neglecting these repairs can lead to serious issues, such as:

  • Damp and mould growth.
  • Structural damage to the property.
  • Vermin or pest infestations.
  • Reduced security.

If your landlord has failed to address these problems, and you’ve experienced any of the above issues, you may be entitled to make a claim.

What are my responsibilities as the tenant in relation to window and door disrepairs?

While your landlord is primarily responsible for repairing and maintaining the property, the tenant also has an obligation to ensure the property remains in good condition. This includes:

Reporting the issue promptly

It is the tenants’ responsibility to inform their landlord of any repairs required.

Taking care of the property

The tenant is expected to use the property reasonably and avoid any damage.

Maintaining internal fixtures

Tenants are usually responsible for minor maintenance tasks, such as:

  • Fixing handles, hinges, or locks on internal doors.
  • Maintaining kitchen and bedroom unit doors.
  • Keeping door handles, hinges, and catches on drawers in working order.

Do I have to pay for legal representation?

If your case is successful, all legal fees are payable by the landlord. Should your case not be successful no claim for fees from you shall be made.

This makes this course of action one of the most accessible, tenant-friendly and risk-free actions available.

A full explanation in relation to the terms of our conditional fee agreements will be provided to you prior to the commencement of any action taken on your behalf.
