Who is responsible for pest and vermin control when renting?

Determining responsibility for pest and vermin control in a rental property can be complex. Typically, landlords are responsible if the tenancy agreement specifies this duty or if they are required to maintain the property in a “good and habitable state.” If an infestation occurs because the landlord neglected necessary repairs, such as fixing holes in the walls, the responsibility also lies with them. Additionally, if an infestation poses a health risk and makes the property unsafe to live in, the landlord may be required to address it.

What are the types of pests and vermin?

Common types of vermin and pests that can infest a property include rodents like rats and mice, insects such as cockroaches, bedbugs, ants, and termites, as well as other pests like fleas, moths, and spiders. Each type of pest can cause different problems, from structural damage to serious health risks.

If you have reported a pest or vermin to your landlord and they have ignored your or been slow in acting, contact our team on 01642 247656, email us at disrepair@watsonwoodhouse.co.uk or use our contact form, and we will call you back.

What causes the pest and vermin infestations in a property?

Pest and vermin infestations can be caused by several factors, including poor property maintenance, such as gaps in walls, roofs, or floors that allow pests to enter. Leaks and damp conditions can attract pests like insects and rodents. Unsanitary conditions, such as leaving food out or failing to dispose of garbage properly, can also lead to infestations. Additionally, outdoor factors like nearby overgrown vegetation or unclean communal areas can contribute to the presence of pests.
